Coordinating Scaffold With Roofing for the Fastest Dry-In on Housing Schemes

On a residential development, dry-in is the milestone at which the building is weather-tight enough for internal trades to proceed. The roof is on. The eaves are detailed. The roof void is enclosed. From this point forward, the internal works are protected from rain. The programme accelerates substantially because the next trades can work without weather risk.

Dry-in is also the milestone at which programme drift becomes most expensive. Every week of delay between groundworks completion and dry-in is a week where the internal trades cannot start. The cumulative cost across a multi-plot scheme is significant. The pressure on roofing programmes is therefore proportional to the rest of the development’s reliance on a fast dry-in.

Roofing programme on a housing scheme depends on multiple inputs, but the most controllable is the interface with scaffold. Roofers cannot start until the scaffold is configured for safe roof access. They cannot finish until the scaffold has been adjusted, where necessary, to allow eaves and verge detailing. Each of those scaffold actions is on the scaffold contractor’s programme. Where the scaffold contractor is not coordinated with the roofing contractor, each handover becomes a query rather than a default.

For developers running phased housing schemes where dry-in dates are commercially sensitive, this coordination effect is one of the strongest practical arguments for using a multi-discipline group across scaffold and roofing. The cost difference between integrated and separate procurement is typically less than the value of the accelerated dry-in. The savings sit downstream, not in the package itself.

There is also a defect rate effect. Roofers working on an unfamiliar scaffold configured by a contractor they do not normally work with have a higher rate of small site queries than roofers working on a scaffold from their regular partner. Each query is a pause point. Each pause is an interruption that affects work quality as well as programme. Familiar coordination produces a smoother run with fewer marginal defects.

For QSs evaluating scaffold and roofing tenders separately, the coordination cost is worth flagging in the comparison. The lowest tender on each individual package may produce a slower dry-in than slightly higher tenders that come together as a coordinated pair. The arithmetic of the overall scheme rarely favours the lowest-priced individual packages.
